What to do BEFORE sending out mailers

Question

There is so many posts on mailer how tos. But what do you do PRIOR to getting your lists and putting in the mail.

What systems do you have set up?

Do you get preapproval for funding first?

Etc....

And that is EXACTLY right... but look at it this way.

If you have a handful of properties, for example you came across them driving and they looked like REALLY amazing potentials, Yes, send a very personal (this doesn't necessarily mean hand written) letter to them.

That is totally fine. definitely do that.

BUT... other than that .. you are NOT supposed to  find your leads. Your leads are supposed to find YOU! Those are guaranteed motivated leads. Again, when you have valid reason certain specific properties are very hot, then yes, send them a mailer!

Keep in mind.. it is not about how to get a TON of leads. It is about how to find motivated seller leads.

Indeed. I tried mailers when I was starting out and it was just dumb. I still don't forgive myself doing that.

Think about it.. answer this question for yourself.

WHY are you choosing mailers?

Why do you favor mailers over PPC or facebook ads?

If you can come up with a valid answer, by all means go for mailers... but if not...

And that is how I do it.

I definitely listen to others but I then try to find flaws and if I find them, its gone! Next.

That's how I come up with strategies that pretty much should be guaranteed to work.

So keep doing that and you should be good!

@Jerryll Noorden I so appreciate the different point of view. It’s true the same info is circulating around over and over. We’re totally open to thinking outside the box and since we’re noobs we’re not stuck in bad habits yet. But we want to get started on the right food foresure and make our first deal have us set up to keep investing and not sink us. So I’m research heavy!

I just feel like with mailers you are able to actually target the properties you want. I just recently bought my first list and I’m working on my own handwritten mailers. PPC just simply isn’t going to bring in the specific properties I’m looking for. I’m sure it works great if your goal is to wholesale/flip anything and everything, but I’m not sure it aligns with my goals.

Yes, do NOT assume.

Absentee owners is an other relaly bad list to send to.

Think about it.

Let me guess, you think because they have 2 houses they are likely to sell one right?

Sound logic yes?

Well here is an other piece of sound logic for you.

Because they have 2 houses it also means they WANTED 2 houses and they don't WANT to part with one. (why else would they buy 2 houses.)

Also it leans they have PLENTY of money to buy 2 houses. So why would they want to sell not only a house they wanted  but BELOW market value no less.

That too is sound logic. But people see what they WANT to see and completely ignore reason if it is not convenient to them.

Do NOT EVER follow all the crap that is circulating on how to do things. It is mostly BULL!

At least with PPC or FBads, although paid traffic they take some sort of initiative to click on your ad.. and that is at least SOME measure of motivation.

But I HATE to convince you to go with PPC and you get no results.. so by all means.. don't blindly listen to me either....

Do you have any conversion stats for Facebook ads? Fb ads that have led to deals?

Our market is in a smaller community with a larger % being absentee owners. So I was assuming (shouldn’t assume I know) targeting with mailers would be more precise since if I would target my fb ads I may miss home owners as they don’t live permanently in the area. But man do I want to work smarter not harder.

My husband and I are just in the beginning stages of investing. We have everything set up with preapprovals to buy our first property but just waiting for the right deal that makes financial sense. So we havennt bought properties yet. We’re planning on brrrring and then see where that takes us. But I’m getting tired of searching the mls for deals that aren’t there. Which led me to consider mailers, sorry I know, yuck. So no website yet, but it’ll be in the works.

It is funny that you mention it.

I have developed strategies for my traffic to be sucked into the content. Check this out.

It is not luck, or random that I rank #1. I seriously explicitly develop SEO strategies for my traffic to love us, and keep reading. While everyone obsesses about backlinks, citations and stuff their "sell my house fast" keywords in their content... I simply please my traffic.

And BOOM. I outrank everyone!

Many people copy my content, but they don't realize that the key factor that keeps people sticking on the content is not in the copy. All they are doing is for google NEVER to rank them high because Mother Google knows my content was first.

I do everything. I flip, wholesale and do buy and hold.

I have never done a BRRRR yet, but we are about to do one.

I just got involved in way too many projects. The whole SEO consulting thing is blowing out of proportion. I seriously need to get a solid team together!

I will check out your site, and if you like, , I can tell you what to change before you ... (yuk)... send mailers out.. every time I type the word "mailers" I get a rash somewhere on my body! Damnit.
