@Trent Parker I was just looking at veristone. Do you recall what their fees were. They don’t have those numbers on their website and they’ll be closed for the weekend obviously.

@Jerryll Noorden I so appreciate the different point of view. It’s true the same info is circulating around over and over. We’re totally open to thinking outside the box and since we’re noobs we’re not stuck in bad habits yet. But we want to get started on the right food foresure and make our first deal have us set up to keep investing and not sink us. So I’m research heavy!

Do you have any conversion stats for Facebook ads? Fb ads that have led to deals?
Our market is in a smaller community with a larger % being absentee owners. So I was assuming (shouldn’t assume I know) targeting with mailers would be more precise since if I would target my fb ads I may miss home owners as they don’t live permanently in the area. But man do I want to work smarter not harder.

@Jerryll Noorden lol you have a disdain for mailers in a fierce way.
My husband and I are just in the beginning stages of investing. We have everything set up with preapprovals to buy our first property but just waiting for the right deal that makes financial sense. So we havennt bought properties yet. We’re planning on brrrring and then see where that takes us. But I’m getting tired of searching the mls for deals that aren’t there. Which led me to consider mailers, sorry I know, yuck. So no website yet, but it’ll be in the works.

@Jerryll Noorden haha i was googling around tonight and totally noticed that its all one domain name with sub pages. super genius. I've got basic SEO skills, by no means have i graduated into any deity yet. Gotta say i got sucked into your website for a good while. i was shocked that you had sooooo many words and paragraphs that just went on and on but i kept reading lol must be the SEO MSOOTKAUG immortal deity.

@Jerryll Noorden I was absolutely planning on setting up a website before sending out flyers. I take it youve swiped up a lot of domain names. genius move! I think the market i'm looking at is far enough away from you, but now i'm about to go google to see if anyone has done the same around my ideal market :)

I have the target items down. But the funding is something that’s tough for us to figure out. Traditional vs hard money. And I don’t want to send out letters and not be ready for a deal when it comes.

There is so many posts on mailer how tos. But what do you do PRIOR to getting your lists and putting in the mail.
What systems do you have set up?
Do you get preapproval for funding first?
Etc....
