Can you demolish the deck after signing a lease.
New lease starts next month. I was thinking of upgrading the wooden deck, but the estimate came out to be so much so I am thinking of demolishing the deck. Can I do that? I didn't promise anything to tenants. They just asked who would be responsible for deck repairs and I said I would be responsible and it seems like a liability at this point. The contractor secured the railing and the boards are pretty good but it needs power washing which is another 2k expense.
Does deck add value to the house? Is it worth spending 10k-15k on replacing a deck? I am going to sell this property when the prices go up
Also, can you charge tenants renter's insurance? Does it include tenants personal belongings too?
