Can you demolish the deck after signing a lease.

New lease starts next month. I was thinking of upgrading the wooden deck, but the estimate came out to be so much so I am thinking of demolishing the deck. Can I do that? I didn't promise anything to tenants. They just asked who would be responsible for deck repairs and I said I would be responsible and it seems like a liability at this point. The contractor secured the railing and the boards are pretty good but it needs power washing which is another 2k expense.

Does deck add value to the house? Is it worth spending 10k-15k on replacing a deck? I am going to sell this property when the prices go up

Also, can you charge tenants renter's insurance? Does it include tenants personal belongings too?

Allow maybe 24 hours for them to think it over--do they still want to rent--do they still want to rent at that price.

If it's no and if it were mine I would cancel the the contract, and write one for a lower price or find another renter who wants no deck.

If they say yes, get something in writing saying they agree to no deck and make that a part of the lease paperwork.

Maybe a pretty paver patio instead.

If you are into the Feng shui thing, some people use a garden hose to lay out a curved edge like in the pic below.
