Lease agreements for college students

My husband and I own a 6-bedroom home in a college town.  We are wanting to do two-3 person leases so that if one person leaves the other two are responsible for that rent or to find another roommate. The parents(who are the guarantors on the lease) have some questions and concerns about this. We understand there is a risk on the parents to sign knowing they could be responsible for someone else's rent and/or penalty fees. We were wanting to protect ourselves from making sure all 6 bedrooms are rented and also not raising many eyebrows with that many leases in one home(southern college doesn't like when 2 or more females are living in a single family home). Should we keep the two-3 person lease or do 6 individual leases to put the parents minds at ease? We understand their viewpoint that if someone were to leave and we find a random person to fill that room, the girls and parents probably wouldn't feel comfortable with a. a stranger and b. having to again be responsible for now a stranger's rent if they were to also break the lease. (side note: all 6 girls are from same sorority) Just trying to figure out what is fair for everyone.

Why not one lease, all 6 people equally responsible, all parents equally liable? When I was in college, everyone in the home was on the same lease. Also means less liability on one set of parents if someone leaves
