Feedback on next steps for rental property in Memphis

Hi, 

I purchased a rent to build property in July 2023 in Memphis, Tennessee. Property management is advertising its since last 3 months and still unable to rent it out.  How long  does it takes to get property rented out in Memphis with below spec ? Any advice how to get good tenant soon ?  

Property spec : 4 Bedrrom, 2 Bath,1248 sqft, Rent $1400.

 Parts of 38109 can be pretty violent, especially around Third Street. I have been told not to drive on Third Street at night.
