Vacant home ready for rental
Hi all I have my first home paid off and it has been sitting vacant for 10+ years, trying to see what steps I need to take in trying to repair home to try and rent or if better to just sell. House needs some work from sitting vacant for years with no running water just electric and gas. Needs new flooring throughout and some minor drywall cracking repair along with full interior paint. The outside needs new ground level deck along with new privacy fence or for it to be removed along with some definite landscaping cleanup. Very high rental area and home value is roughly $175K. Any suggestions on what would be best options?

Based on the above you have a relatively low value home in a high rent area.  You will need to get bids and crunch the actual final numbers needed to make it not just livable, but attractive to renters.  Once you have those in hand analyze the market.  Yes, it might be a high rent area, but what's the demand like?  Once you verify those points then you'll be in a much better position to make a final decision.  With the little information provided though, it seems like the long-term benefits of rehabbing and renting are your best bet.
