I was wondering if anyone had any referrals for a Realtor and/or Property Manager who works with investors in either Clarksville, Tennessee or Montgomery, Alabama?

They are military retired and run it like that. They are professional and friendly and reasonable, but take no nonsense. I am a sucker for a sad story, so they are good a protecting me from me -
and they are very fair and courteous to my residents. I have 3 SFHs with them. They are systems based but still responsive. Having said that, I do pay attention what is going on in my houses. Im and out of state investor but I am not an absentee
landlord.

Coming from a military background myself and the heavy military presence in the area, I agree, that tactic may come in quite useful in certain situations! Along with you, we have also fell prey to a "professional tenant" in the past and so we are eager to try to utilize a PM for this recent property. ...Well said!!!!, "Im an out of state investor but not a absentee landlord" !!
