Is it 46218 a bad zp to buy a rental investment property? I sent one property to my investor here in Indianapolis, and she said she checked and it is not the  best area and asked me for my thoughts. I also just been living in Indiana for about 4 years, I do not know all areas

Are you local?  Go drive it! If you are going to be an expert for Indianapolis, you need to know the areas.  I never guide by zipcodes in Indianapolis because you can have $50K and $2M properties in the same zipcodes.  As far as that area, I was in Martindale Brightwood a few weeks ago and I was shocked by the development that is happening there.  I have billed it as "a nice rental area with little 2/1 houses" for a while now.  But especially on the west side, a lot of development is starting to happen.  I looked at a $60K house, and the house next door had sold for $240K.  There is a $20million family community center being built in Frederick Douglass Park.  Always look at where a neighborhood is going, not where it has been.
