Questions on MTR in Aurora area

We found a really good property thats only 2.2 miles away from the Anschutz Medical Campus, the area is a little iffy for comfortable living and its a little outdated but it is right next to the hospital. Its a side-by-side duplex, 4 bed/2 bath on each side. We want to target traveling nurses and having trouble realizing how all of that works? I heard Facebook groups are worth looking at. We are worried that we won't be able attract traveling nurses and put ourselves in a losing money situation unless we switch to LTR so at least part of the mortgage would be covered. Any suggestions on that area and experience with MTR close to Anschutz Medical Campus? What are some of things to consider when going into MTR? We would be pet friendly so we can attract more clientele. I am also reading Zeona's 30 day stay book.

Hi, Roman. My son lives in Aurora and I own an MTR (in CA) so maybe I can give you some insights. Some areas of Aurora are VERY sketchy (inclulding the STR we recently stayed in when we went to visit him. Every house on the block except the STR had bars on the windows!). Travel nurses are looking for SAFE properties. When you poll them, safety almost always comes up #1, or #2 after price. They'd rather drive a ways to get to the hospital than be right nearby but in a bad neighborhood. A lot of them work night shift and they're not comfortable being in an area they feel unsafe after dark. And many travel alone so that increases their risk. So I'd say if you're in one of those sketchy areas, travel nurses aren't going to be your ideal target market. You might get students. Or occasionally digital nomads, but you're going to be limited. I agree with @Nathan Grabau that travel nurses are usually looking for smaller properties. Some will do a room in a shared house, but most want their own space. 1/1s and 2/1s seem to be the sweet spot. There are lots of other types of renters looking for a furnished rental for 30+ days. Consider construction workers, digital nomads, relocations, people going through divorce, insurance placements and academics. You might expand your search a bit. And if you're going to do a hybride LTR/MTR with your duplex take into consideration that the two uses need to be compatible. If you have a family with noisy kids and barking dogs in one unit with shared walls and a travel nurse trying to sleep during the day on the other side, you're going to have trouble.
