Asset Protection for $5MM + In equity

BP! I am a buy and hold investor that has only focused on growth for the past 7 years. Our defense strategy is pretty minimal besides insurance. I have about 40+ multifamily properties all buy and hold properties with no plans to sell. 

I have looked into various asset protection options, both with different strategies. 1 being landtrusts + LLCs, others being LLCs (dont the right way) All options are expensive but for me I am want the BEST structure possible so I am ok with that. 

I've looked at Anderson Advisors Platinum/Titanium packages about 15k - 20k to setup what I need
I've looked at Garret Sutton's plan which would run about 15k - 25k to setup

Anyone have any opinions/experience with either of these? Someone at a similar level of properties. Would love feedback before I continue to research and proceed further. Thank you!

Paying anyone tens of thousands to set this up personally is insane.

There are a lot of living pieces with this such as who currently holds the debt, who manages them etc. You could break them up into LLC's but that may or may not give you protection

Your best bet is to speak with an attorney who can give advice based on your situation. A one-two hour call for $500-$600 can give you guidance.

Land trust does nothing for protection and I personally think people over rate their importance by putting stuff in them. Unless your famous not sure needed. I know people with billions who don’t use land trusts.
