Wholesaling, Flipping, or Buy-and-Hold? What’s Winning in 2025?

Hey folks,

With all the market shifts happening this year; rising rates, more inventory, and tighter margins. I’m curious:

What’s been your best-performing strategy so far in 2025? Are you focusing on wholesaling, flipping, buy-and-hold, or something else entirely?

For me, I’ve seen a surprising spike in interest for land deals lately; less competition, faster closings. But I’d love to hear from you:

What’s working for you, and where are you finding the best opportunities?

Still doing buy and holds that make sense for me personally (house hacking duplexes/fourplexes in neighborhoods that are at least B Class that I can make breakeven or cashflow a little bit with PITI). Still doing BRRRR's that make sense when buying and then refi'ing that will cashflow well when complete. Still flipping properties in C Class or better that make sense to make at least $30k minimum when selling. Also, still keeping a conservative/emergency reserve for future opportunities.

Have heard about some people that love doing land deals because they can be so hands off/higher rewards - I just don't really look for them or come across them
