Real estate is full of surprises, and every deal seems to teach something new. For me, one of the most unexpected lessons was realizing how essential follow-up is especially in situations where the seller initially seemed uninterested. I once had a lead who ghosted me for months, only to text back later ready to sell because circumstances had changed. That single follow-up turned into a deal I almost gave up on.

I’d love to hear from you all. What’s the most unexpected or unconventional lesson you’ve learned on your real estate journey?

Still doing buy and holds that make sense for me personally (house hacking duplexes/fourplexes in neighborhoods that are at least B Class that I can make breakeven or cashflow a little bit with PITI). @James McGovern, that sounds like a well-targeted strategy! How are you typically generating leads for those foreclosure properties? Do you lean more on SMS, cold calling, direct mail, or something else entirely to reach pre-foreclosure sellers? Would love to hear what’s been working for you!

SMS Marketing is still one of the most effective channels for lead generation in wholesaling!

Instead of immediately running numbers, try to engage the sellers more before giving an offer. Call the lead and never throw offers on texts. 

If you're open to it, I’d be happy to connect and share some additional insights based on campaigns that have worked well for others. SMS marketing is powerful, but small adjustments can make a huge difference!
