What's your process in situations where a seller needs some cash before closing to help with moving costs?

It depends on how good the deal is. Many times we've seen advances for seller moving expenses to be paid back on the settlement statement. The day of settlement the buyer does a walk through, confirms that the seller has vacated, changes the locks and proceeds to the settlement table. You can secure the $ with a confessed judgment promissory note. Killing a deal over a modest seller advance is short-sighted.
