I'm planning a 6 month direct mail campaign starting in January. Since this is my first time I want to stay between 250-300 letters a month. Let me know what you guys think. Thanks.

Pre-Foreclosure List
1. 25 mile radius of my zip code
2. 41-100% equity
3. $30,000 - $300,000 equity
4. 2 months since default (pre-foreclosure) initiated

Count: 37

Absentee List
1. 5 mile radius of my zip code
2. 41-100% equity
3. $30,000 - $500,000 equity
4. Out of State Owner

Count: 237

You sound like me a month ago. I got so caught up with my listsource criteria that I spent days trying to figure out how to build my list that I was going to purchase from listsource. I've since mailed out 300 letters and have had almost 20 calls in the very first week!

Stay away from equity % use LTV instead
Stay away from equity dollars
Contact @Jerry Puckett he will get you started down the right path like he did for me and he will be able to articulate good reasons as to why to use LTV vs equity% and why to stay away from equity dollars. Wish you the best of luck!
