Can anyone point me to where I can find a good example of a purchase and sale and assignment contract please?

Typically you would use your standard purchase and sale agreement, but just make sure you mark the part that says that the contract is assignable. And listen to @Brandon Vukelich and definitely talk to a real estate attorney.
