?Who pays to clean the title on the property buyer or seller?

Good evening BP

We are about to close on a inherited house that title needed to be clean due to multiple heirs.

The cost was $3,000. The contract says buyer pays all closing costs.

Now buyers says a day before closing that seller is responsible for those costs and not him.

Buyer has a $2,000 non refundable deposit on the house

This is the first time that happens and need some suggestions

Just want to be prepared

If you've used a standard contract it should say that the seller(s) will deliver clear title or some words to that effect. If there were defects in the title its up to the seller to cure those unless your contact states otherwise.
