how many assignment contracts do you generally use to close a deal? Is there a separate contract between the wholesaler and the seller as well as the wholesaler and the buyer?

It depends on how you structure the deal. If you send out escrow docs in your name, then you need to do a separate assignment to your buyer. If you find your buyer before you send out docs and they go out in your buyer's name, you don't need an assignment contract at all.
