In Arizona, which is common or standard; double-close or contract assignment?

Which title companies will do a double-close?

Kelley, its always a viable option to pursue.  Lots of investors assign, and lots of them double close. in AZ.  Most companies will do true double closes, the issue you run into is with pass through closes.

A = seller

B= you

C = end buyer

Double close: B funds their side with A and closes, C fund their side with B and closes.

Pass through: C funds their side with B, B uses C's funds for his closing with A.

In one, B has to bring the money to close, in the pass through B uses C's money to close with A.  

Pass through closings arent as common, most title companies wont do them.  And those than do require full disclosure, so that A B and C all know what everyone is making in the transaction, etc.
