Seasoned direct mail investors! Im located in Central Jersey and have been wholesaling for some time now. We are looking to try direct mail again, looking for strategies to best optimize money spent on this because I know how low of a rate it can be if not done properly from previous experience. Thanks in advance!

@Mike Mankowski The key phrase in your question, which most people can't answer, is "strategies to best optimize money spent".  

Most investors will provide feedback about what they use and their response, however, 99% of investors don't test, track and experiment with various mailers to really understand how to optimize their marketing spend.  The object of direct mail is to get in front of your prospect and trigger them to read your message and take action/remember you.  And since there is usually many investors sending direct mail in any given location across the country, the ability to meet your objective is to stand out from your competition.  

Marketing is a very important aspect of this business and taking the time to learn what works and why is the only real way to understand what mailers optimize your money spent.  Direct mail provides me with 95% of my deal flow and I am still getting a lot of deals while my competition is struggling to find any.  

Ok, so my recommendation is to take a look what other people are using and create something DIFFERENT.  You won't stand out, and won't optimize your marketing spend, if you have the same mailer as everyone else.
