Starting a Buyer's List

I am looking to start a buyer's list in the Forth Worth, Texas area and am a little too overwhelmed to know where to start. Would anyone be hint at what is the best way to begin the process in order to get more familiar?

Most counties have a County Clerk's Office website where you can look up transactions. Not sure Granbury, TX has it set up, but here in NYC, you can search by date range and see who bought put in an LLC or Incorporated (along with other criteria if you want).

I then pick out the most active LLCs/Corps that have bought in various areas (active, as in I see the same companies having bought multiple properties) and just send them a yellow letter saying something to the effect of: "I'm an investor in the area and due to our marketing, depending on the season, we have projects we can not take on and would like to see if your company might interest in some of our inventory as they come in... etc."

I've had buyers call me from those letters, and you can build your buyer's list that way.
