I'm in the process of starting my wholesailing company back up. For my rehabbers out there, what skills and traits are you looking for in a good wholesailer?

I'm an agent and am doing my first rehab now. I also spend a lot of time finding deals for my list of about 60 rehabbers. I hear from a LOT of wannabee wholesalers. They're taken a seminar, heard a podcast or read a book and are all jacked up about making big piles of money with no money down. They see dollar signs in the sky and have two things - zero experience and completely unrealistic expectations. So far, every single one of these people will waste as much of my time as I'm willing to give them. Not a single one has ever brought a deal to the table. So what am I looking for? Two things: 1. People who will be realistic about what they are willing to invest in terms of both time and money. 2. People who will bring me deals that are under a valid, assignable contract, at a price that leaves enough meat on the bone for my flipper clients.

Hey Joshua sorry for the delayed response. My favorite is when the wholesaler attaches an estimate from a single General Contractor who walked the house. The estimate is itemized and usually contains their letterhead at the top. I then have the option to hire that GC to do the repairs for the estimate written. Hope this helps.

@Richard Miller I understand the importance of giving a good estimate for repair costs, but you want the wholsaler to actually bring all of the contractors to the locaiton of the home they got assigned and bid the job? I'm not being argumenative. Providing good numbers is the most important responsibility of the wholesaler to his buyer. I just can't see bringing all those people into someone's home since in most cases they dont want anyone in their home. But rather than objections I should ask, as a buyer, what would be the best way to do that? And wouldn't those numbers ultimately depend on the style and quality of the rehab the buyer usese?
