delinquent tax list

i received my delinquent tax list now what. it has names and number thats it what is the next step

plz help someone

Here's what I do. You can do this yourself starting out but eventually you're going to want to have your VA do this:

1) Pull  the tax records for each property to make sure it's something I'm interested in pursuing.  I filter out  commercial properties (for now),  vacant land (unless your area is a real hot area for building and new construction), bank owned properties purchased .  

2) Next  I research  the title of each of them to see if something  has Equity or other tax liens on it (these get top priority - plus you should learn to do your own lien searches and informal title searches if needed. Really comes in handy). Anything that's under water gets bypassed  as I don't do short sales .  

3) Next  we send letters out & skip Trace them . The real hot Ones (based on the research done in #2) get door knocked as well. Good luck.

Btw - These are the basic steps at our company regardless of what type of lead Source it is.
