Driving Neighborhoods for Vacant/Distressed Props

I recently drove a number of neighborhoods looking for vacant/distressed properties for wholesaling prospects.  I found a number of properties that appeared vacant or in some form of rehab and using their addresses, I went to the assessor's website to get the owners name & address.  I sent them "I Buy Houses" letters but have not gotten very good results.  Any suggestions?

Take it a few steps further.  When driving for VHs stop and do a six pack with the adjoining neighbors and those across the street. 

A six pack is 5 on purpose questions.

It is likely one of them know the owner or their situation. Also it is a strong possibility that one of them will have equity, so ask them when they plan on selling?

One of the nice things about utility meters is that they are typically close enough to see without trespassing onto the property... See it the utilities are off. If off you may have found a needle. 

This is the only time I would use a bandit sign. Stick one in the front lawn that reads "I want to buy this house - Please call me at 555-1212"
