How to close deal with out-of-state seller...
I’ve got into virtual wholesaling and I actually have a couple of properties out of state that I’ll have under contract. I ran a list of out of state owners that own properties in my target area. The question that I have is how do I close on these properties if the owner is out of state as well as myself? Will the title company require the seller to be present at closing?

No - the title company will not require you to be present but they will require that you have your closing packet notarized.
