Letters or flyers for mailing

Hello BiggerPockets world,

I want to get some of your opinions about which is more effective when sending direct mail. Do you receive more responses when sending letters in envelopes or sending flyers? I've purchased a list of 500 properties.

Typically we see higher response rates with letters in envelopes but the trick is to have them personally addressed and if you can make it look handwritten all the better. Use your name in the letter “my name is Todd and I’m a local home buyer”. It may sound counter intuitive but you want to avoid coming across as a big investor. Include a photo of you and your family or you and your dog. People are weary of mass mail if you make it feel personalized you’ll get much better response rates.
