I’m new to wholesale real estate and I’m having a hard time locating buyers what is the best way I can go about this.

@Antonio Stephens There are some more creative ways to find buyers than the traditional “go to REIAs and meetups” especially in these times of social distancing. Look for flipped homes that are currently on the market or pending. Look up who owns these properties and those are your buyers. These are active investors that are currently flipping in your market. You already know most of what you need to know about them. Call them and ask to add them to your list. Better yet, call them and tell them you have a deal they would be interested in. Obviously you have to get the deal first, but thats a great way to build a list.

Ask yourself this today, why would someone want to be on your list right now? Do you have access to properties? Do you have an off-market business that spends money to find properties? How many deals have you wholesaled? When you are new wholesaler, people make you panic about getting a buyer's list together, but they forget that no solid investor wants to be on another list without an idea of what's coming on that list. So, what is your list for? How many properties do you have UC as a wholesaler? What's your marketing plan? Direct mail?

@Antonio Stephens One thing I would add to this discussion, don't send out bad deals once you do have your buyers. So many times new wholesalers try and just get a deal done so they overpay on a property in hopes that someone will buy it. Since you won't have any credibility yet with your new buyers, they're going to write you off very quickly if you start offering deals that are overpriced or have unrealistic ARV and/or repair costs.

This is all about networking. Build you network. Like others have said attend the meetups. Build some friendships. A lot of real estate investors have other real estate investor friends. Chances are if you bring a value deal to investor he or she will spread the word amongst the circle and more doors will open.

@Jonathan Greene Thank you for your advice I will use those tools to help build my brand. I’m new to all of this so my report is short to none, but I’m taking things one day at a time.

To build your buyers list, join a local real estate investor group and attend meetups. Find out what they each want and then go find the deals that match. Good luck.

@Antonio Stephens The easiest thing to do is to create value within the area you're going to be targeting for investment. I would reach out to the cities EDC board to find out what is needed and fulfill that need, once you have identified where you add the value you can create a program for your investors. Investors are looking for value, cash-flow, and inexpensive properties.

@Antonio Stephens Getting started can be overwhelming. Finding buyers is actually easier than you think. Looked for flipped homes that are on the market in neighborhoods/zipcodes you want to do deals in. The sellers of those properties are active investors in your area. Do the same thing for rentals, most investors that have a house for rent are looking for more. Add them to your buyers list as well. Join meetup and message members in the real estate meetup groups. Many groups have transitioned their meetings to online platforms so take advantage of that and go to some of the online meetings
