Finding Sellers - Feeling like a Roadblock

Hi everyone,

I’ve been working on learning a marketing strategy for wholesaling - real estate, just doesn’t seem as if I’m doing enough and I’m ready to learn more!

I’ve attempted driving for dollars, found possible sellers but they weren’t motivated enough. I also, purchased a sellers list from listsource.com for absentee owners with 50-100% equity in zip codes I knew that would be “popular demand”. None were motivated enough.

I would like to purchase another listsource, but is there any recommended leads I can target? Going back to the draw board looking to learn more. I understand it’s hard work, looking to grown in real estate and further educate myself!

Thank you for the advice guys! Please feel free to be open - I accept constructive criticism very well!

You can't be a wholesaler and use the term "they weren't motivated enough." That just means you didn't ask the right questions. It is correct that they may not be ready to sell right now, to you, but that does not mean they are not motivated. How did you get in the door? Did they respond to a card or mailer? That means they are motivated. Did they spend time with you on the phone about selling their home and did not hang up? That means they are motivated. When you think they aren't motivated, you need to know where they are going when they sell and once you know that, you organize around that and how you can help get them there. What you're saying is like saying a person who puts their house on the market at a high price is not motivated to sell because they are in the clouds on the price. When you put it on the market, you want to sell or you wouldn't have a sign in your yard. If they take your call, they are motivated. Work on your dialogue with them and don't buy new lists until then because the same thing will happen.
