What’s everyone using to find deals in 2020?

What’s most cost effective/efficient?

Text blast, Cold calling, RVM?

What sites, apps, tools do you recommend?

Cody,

Hey man those are some great questions it definitely depend on the cost and manpower.

1. With text messaging and rvm its more affordable but you need to have the manpower to sift through the no interested leads. We hire VA's that respond to the text and rvm messages and pass only the vetted ones to our acquisition managers. We rather have VAs bogged down at $4/hr versus having or higher level team members doing these task. These are rough numbers: We spent about $2000 on text messages this includes the cost of the VA and we have a deal closing next week that will net 13k and we have 4 more deals that we have contracts out due to receive back.

2. Cold Calling is similar. The time associated with going through the numbers, try and find someone that can do it more affordably. We currently hire this out at $1500 month and going through 3200 leads. We just started this so I can't offer any concrete revenue numbers on this.

3. Direct Mail is a lower response rate but a much higher close ratio. It cost us $75.15 per lead with 540% return. $270,000 (return) / 50,000 (amount invested) =5.4*100=540%

4. We use propstream and rebogateway to pull leads, slytext and slydial for text and rvm. Phone Animal for cold calling.

I hope this provides some insight for you.
