Currently an agent/investor in Nashville.

I’m wanting to learn ways to implement Subject-to into my business. What’s the best lead type for me to go after?

On market- high equity, cancelled/expired?

Off market- high equity vacant etc.?

Curious peoples opinion who are successful using Subto?

Is everyone still having good results with SMS with all the changing compliance issues?

If so, which platform seems to have best delivery results?

@Collin H. Thank you for the response, that makes sense. What price range should I be looking at paying a cleaner? Since they're cleaning more often than weekly or bi-weekly being a STR, for efficiency, how often should I expect to submit payroll to cleaning company?

What's the best approach to finding good cleaners for STR? Markets include Nashville and The Smokies. Any advice is appreciated!

I'm hoping to transition into the STR space from traditional rentals and wanting to know what software/tools are best to use to help the business run smoothly. What do you guys recommend?

Is there anyone doing Sub-to deals consistently in or around Birmingham, AL or Atlanta, that wouldn’t mind helping me learn this strategy a little better as far as the necessary steps so I don’t miss anything?
