Wholesaling Clauses You Should and Shouldn't Use

I am doing some research and eventually writing a blog on clauses that are and are not a good ideal not to use. Two I don't use are the "Financing Clause" and the "Offer Pending Partner Approval" clause. What are some you use or don't use and why?
