A virtual wholesale in WashingtonDC with a 20-50k assignment fee

I have a buyer that's has been looking for a multifamily deal for 2 months. The hard money lender reached out to me and asked me if I could find him a multifamily raging from 1m-2m with a great arv. It took 1 day and I found one in Redfin 🤭 cosmetic job 1.2m with high finishes ARV goes to 1.8m - 2m.

I got the agent doing a double agency so she can both commission and work for me- I am now aiming for 1.1m and the temptation of doing a double closing and making a 50k profit crosses my mind. What should I do?

If you double close, between the two closings you would be looking at your share of ~$66,700 in transfer and recordation taxes plus other closing costs and of course the commissions. To me it sounds like only the realtor would win.
