I do virtual, I prefer to have a trusted guy on the ground, but have done it without a guy on the ground too.

My buyers dont care about the numbers I run, they want to know address and my price. And thats really it. Its their job to know their own numbers anyways, so I let them do their job, and I do mine (find houses and lock them up).
