Hello to all the cash buyers out there! I was just curious, if a wholesaler came to you with an on market deal, would you buy the deal if it were a really good deal?
If the property is listed on the MLS, any Listing agent worth their salt is going to sniff out your "and/or assigns" language and shut it down. That being said, if it's a good deal that you're getting way below list price then yes, someone may buy it. If it is just a listed property at asking price, all the cash buyers have already seen it.
I don't understand wholesalers that market on market deals. Why would I by an on market deal from you when I can call the agent or skip trace the owner myself and negotiate a better deal? Good thing for you, OP, is that there are some people other than myself that would gladly take your deal if it works with their numbers.
