Wholesaling: Offering 3% for an agent to bring their Cash Buyer

I know this has can be done. People such as Jerry Puckett and Tim G. have mentioned it before. When you are wholesaling a property, and are not a licensed agent yourself, how do you legally offer an agent 3% of the sales price for bringing you the buyer?

@Jerry Puckett made a nice blog post about it. I believe the title was, "what to do when your buyers list fails".

Yup, just what Wayne said...you can still pay a commission even if the property isn't listed on the MLS...

That said, some brokers and some local MLS' may have requirements that say all properties sold by an agent may have to be listed on the MLS at some point. That's the way it is in Atlanta for the FMLS -- if an agent closes a deal, they MUST list the property on the MLS.
