Starting Out Wholesaling Questions, Contracts, Etc?

Hello,

I'm trying to get my first wholesale deals going. I live in Buffalo, NY great area for real estate right now.

I understand how to handle a wholesale deal. I was curious if anyone would be generous enough to share their purchase and assignment contracts with me or tell me where I could find some for free.

What kind of weasel clauses do you have?

How do you handle earnest money I.E. $10 Or $100? How do the owners react?
