Looking for the First Private Deal

Hello BP community,

I'm trying to find my first private deal in Ontario,Canada and need your guidance.

Since we don't have the list of homeowners whom we can cold call in Canada, here are the marketing that I've done:

- Directed mail to preselected addresses using google map that includes 1000 letters (1 call).

- Contacted landlords who wants to lease and ask for sell (1000 inquires - 0 result)

My next step will be PPC campaign.

What do you suggest in my marketing? What's missing in my process?

What @Jerryll Noorden said. It all starts with a credible website that entices motivated sellers to contact you and not all the other "cash buyers" in your market. Once you have that, it comes down to an SEO and PPC strategy to get that site in front of the right people, ie truly motivated sellers.
