Let me revive this zombie thread to let the BP community know that Cozy now accepts credit cards (for a small fee), which gives tenants another (hopefully not first!) option to get their rent paid. 

I've been happy with Cozy payments thus far - just make sure tenants set it up before the last minute.

I did extensive research to find a good tool that integrates online applications and background checks, and got rent collection as a bonus as well. I'll echo that support has been very patient and responsive (though email only).

Kyle, I think you are the type of person every parent hopes to raise. Cypress Hill's song Rock Superstar imagines an upstart's desire to "take **** from people who don't know what it is." As a Real Estate Superstar, your passion and aptitude have enabled you to achieved this transfer of wealth. It is big of you to question when this is wrong.

I remember my mother proudly telling me of the little old lady coming over from next door, asking mom to buy her house for far below market. Instead, mom got an appraisal and paid that price.

Now, value is in fact relative, but for an example of how to justify anything, refer to the perspective offered by Mr. Burke (and purveyors of tobacco, slaves, and street drugs before him), which seems to imply that every profitable transaction is noble. 

Michael Boyer and David Faulkner are the ones who would have recalled the Pintos. 

Off the cuff, if you feel you can and should pay more to your sellers while still covering your overhead and making profits, why not do it - perhaps in a creative way? Making more room in your business plan for charity is great, but not as an indulgence payment band aid for your conscience. 

Anyone have references to other discussions or developed thoughts off-market real estate deal ethics?

Just a quick note about failed windows that have acquired condensation between the frames (more common on vinyl and other windows that don't have a visible metal spacer between the frames). A quick fix is to drill a hole to allow the condensation out. You can find contractors to do this for you, or Harbor Freight sells dremel tools with diamond bits for a few dollars. That combined with a little research on how to DIY may give you a clear window and a temporary or long-term fix, at the cost of some R value.
