@Matt Gragg, sent a colleague request. Would love to know who you get your doors & windows from. 

@Account Closed Ooh, the big deals desk in Atlanta, that's exciting. My contractor has installed both and thinks that the only difference between 2500 & 4500 is a metal strip along the bottom, which he finds unnecessary for all but wide windows. I think I'll tweet this discussion to them as see if they can elaborate. 

My current project is a somewhat high end place I will be renting, so I need longevity and some style for the french doors.

Hello BiggerPockets! Hope everyone is having a great holiday season. 

Wondering if anyone can recommend door & window suppliers in the Seattle area? I've used Home Depot in the past for Jeld-Wen sash inserts, but now need a whole-house order of (probably vinyl) windows, nice tall divided light french doors, custom shape for attic buildout, etc. My contractor had to stalk and pounce to get a distracted non-pro at L'Depot to talk to him. I was thinking of talking to Dunn Lumber (love those guys) but not sure how competitive their prices will be. Who else should I look at?

My places are all renting for $2000+/mo, thus with a matching deposit, I don't bother with pet fees. If there's damage, there's damage. 

I guess if you want to try to treat it as a profit driver upcharge, more power to you, but I just keep it simple and don't charge additional.

Hi Jordan, if you instead bought the second house to rent, some lenders would consider 75% of market rent there in calculating your income. Alternatively, if you can sign a lease for your existing house which starts after you close on your next primary residence, some would look at that also.

Recently I've been working with Jackie Shuey at Movement Mortgage and I think you'll find her easy to work with. Non-bank lenders such as Movement are offering more flexibility than banks these days.

@Steve Haight I was just meaning to add that there is virtually no buildup or residue from smoking the marijuanas.

At least ... that's what I've heard.

Thanks for the response. You seem to be alluding to cases in which an investor doesn't want to pay for maintenance work the renter wants. However, the reviews describe failures in communication, billing, logistics, etc. If you have facts contradicting the reviews, I'd recommend responding to them.

"Our vendors are all licensed, insured, bonded, and come with a 30-day warranty on their work." WA contractors must warranty their work for 1yr IIRC
