Get the leases before bidding and ask for copies of all expenses, water, electric, etc. You need these to calculate if the property is worth buying.

I give an estimated price list. I do this to give the tenant an idea of the cost that I will charge. When I charge $5 for a bulb or battery for a smoke detector don't complain. My time is money and I really don't want to spend my time replacing these items. My rental is student housing some care and some don't. If you want a copy of what I use pm me. I am willing to share. All I ask is give me feedback on what I give to a tenant. I am always looking to improve my handout.

Deposit money should be held by a neutral party like the title company if you are not using a realtor. Once the seller has your money and if you need to walk it will be harder to get your deposit back.

I basically do what you are saying. My transactions have all been my buy and sell properties.  I found an office that does not care and had another office that was willing to work with me.  Both are big name companies but one is a franchise.  Interview the different brokers and find the one with the least charges to you.  Some will charge a desk fee and other monthly fees.  Mine does not have extra fees but my commission is a little lower then the broker next door.  It works for me because I don't want a monthly expense.  I just want to keep some of the commission.  PM me if you want to talk about it more.  I am out of Malvern and so is my office.

I am a realtor in the philly burbs. I have just looked at a hubzu property for a client and one for myself. I have not put in an offer on either yet but according to my team leader it is easy to do. I can help you with the process if you need realtor PM if you are interested.

Find another agent, and for seeing same day on a vacant property should not be an issue, unless if the agent has another meeting scheduled.  Many times I schedule in the morning and go see a property late morning and early afternoon.

Where does the house sit on the 3 acres?  Can you rehab the house and sub divide?  If not tear it down and start thinking how many new homes can you build on it.  No reason to go with one if you can get 6 plus houses on the property.  You have me curious on where the property is and if it is local.  If it is local and you need a builder PM me.  I can give you a name of a good guy.  I may even be able to assist you in the house plans that I already have in my possession.  Let me know,

Jose, when you put an offer in on a property your realtor will give you an estimate for closing cost.  That will tell you the typical fees, taxes, transfer fees.  It is an estimate but if the realtor is good it will be a little over of the actual cost.
