Thank you Thomas and Aaron for the feedback. I downloaded the Tellus App and have been trying it out. Seems to be a bit of a learning curve, but I suppose that's the case with them all. So far, I like what I'm seeing. Please feel free to share your opinions of it as you get in a little run time with it.

New to tenant screening and the whole landlording process in general.

Tellus, Cozy, SmartMove, etc....who is using what and what makes one better than another?

James, I'm following along. We close in the morning on what will be our first rented REI deal. I have so much to learn about the screening process and how to go about it. Application fees is something that's foreign to me. I never hear local landlords mentioning this. I need to contact some to see what the norm is around here I guess.

Please count me in Douglas. I hope to purchase my first investment property this year and am looking in the 30 and under price range for sf and maybe even find a few multi-family units in that rage as well. I saw a move in ready tri-plex on the MLS the other day for $27K, so they're out there.

Hello,

Finally getting around to making my first post. My name is Randy Ferguson. I have been married to my wife, Michelle for almost 25 years. We have two children, a son 22 and a daughter 17. I have been a self-employed sheet metal shaper/coachbuilder since 2004.

My mother is a Realtor/Broker GRI, CRS, ABR. My dad recently retired after 37 years as a self-employed Plumbing, HVAC and Electrical contractor. And my step-dad is a former plastering/drywall contractor, currently employed at Lowe's Home Improvement.

I spent 8 years working for my dad after high school, going through the apprenticeship program to attain my Illinois Plumber license, learned the HVAC and electrical trades as well. I then spent 6 years painting cars at a local collision repair shop. I'm now working toward an Associates Degree in Process Technology. Perhaps one of these days I'll figure out what I want to do when I grow up.

I know next to nothing about real estate investing. I found BP following a google search that directed me to Brandon's website, realestateinyourtwenties.com

A link from that site and Brandon talking it up encouraged me to check it out. I've been enjoying the podcasts and reading a few of the blogs. Also been reading a few books. I just finished Rich Dad Poor Dad last night.

As I mentioned in the subject line, I'm from east-central Illinois, Robinson, to be exact. Robinson is a small farming community with a few industries. Marathon Petroleum has a refinery here, Hershey Chocolate produces several of their goodies here, the Payday, Whoppers, Sixlets, Milk Duds, Heath (which originated here) along with a few others.

My real estate interest is in Southwestern Indiana, around the Evansville, IN. area.

I look forward to learning from all you smart investors out there and hope to purchase our first investment property in 2014.
