Here in Portland you'll find some of the best food, beer, wine, spirits, and the list goes on in the country. It's as easy as getting on yelp and searching best "whatever your after" portland or. And just look for reviews by people who are like you.

You mentioned your income etc.. But not your expenses? There's an awful lot of time spent by people to make more money without ever addressing the amount spent each month and on what? I've found one of the best things a person can do is figure out where they are at before they can figure out where they want to go. I'd suggest making a list of all your current outgo, so that's debt totals and how much it costs you monthly as well as utilities cell phones etc. Another thing to do is track all the money you and your family spend over the course of a couple months. You might be surprised what you see. I did this for myself several years ago and was amazed at the waste in my life once I really drilled down on it and made a plan. Lowering your monthly outgo in effect raises your income. I'm not advising living in a cave off of potatoes, you only live once for sure and you have to enjoy life. But maybe you'll find your cable/internet bill is 250.00 monthly and you could do 80.00 for internet and use netflix for 20.00 saving you 150.00 monthly with the same basic quality and enjoyment of life of life. Maybe your combined cell phones cost 150 monthly and you could cut your data plan way down and have a 70.00 dollar bill. If you save 200 net monthly that's like a 300.00 a month raise. I know when I got serious about this it was amazing how much savings I found with just a little sacrifice and or behavior change. Then you can use that money to improve your quality of life/ debt reduction/ investment. A person has to know where there at do get where they want to go... Wheww!! Lot's of typing, just my 2cents

Only you can live your life, and the correct answer is all based on what you end up doing. Living a life with no regrets is tough thing for certain. I'd imagine you'd regret dropping out more then staying the course but it all depends on how the story ends. And that is all up to you.

I wouldn't get all worried yet, I'd just stay focused on getting it re-rented. I had a situation just like this a few years back, turns out they didn't like the idea of me having it rented so quick and getting in effect double rent. I explained the terms of the lease and that if it took me 4 months to rent it they only would be paying 1.5 months like in there lease and that I'd be out the rest. I ended up splitting it with them which they paid on the spot and we both left not getting it all but getting something. I figured I had it rented before they were gone so it was just bonus money anyway. In my line of work greed costs you more then it makes you so that's kinda how I go about such things, compromise isn't all bad. All that said if your wanting it all, after you have it rented so you don't have a current cash flow problem you can always proceed with collection. If your wanting to know exactly, legally what to do next send a P.M. and I'll get with my wife (she's the smart one about such things) and get you a punch list

For the Portland folk you might check out the tiny home hotel/motel kinda thing on Alberta right being the grilled cheese grill bus. It's rather cool, they are in kind of in a circle not on foundations and rented per night. I've been wanting to stay a night and check out what it would be like to stay in a space that small. Seems like a fun and profitable concept just waiting for the masses. Might be a great way to help the Portland low income citizens as well as making a buck.

I can't say that I have any experience with this concept. I've read about it of course. It would make a great case study if you don't mind sharing. I'd love to hear your story. There's not alot posted in the portland area. Just a thought. Take care
