I'm actually familiar with the area I grew up on that block . I'm not sure of it being an upcoming neighborhood.  The area is ok but not great it can probably change and become better.

Hey Jesse check out the podcast it will help to find a way to get involve in real estate. One way is wholesale it require little money. The money you put out is for marketing and you can adjust it to your budget.

Just starting my direct mail campaign. I'm looking for ideas/strategies to following up with owners. I know being consistent and persistent is the KEY!! and you have to hit the same leads 5-7 times. So my question is how do you follow up with properties your looking to wholesale? Because I started with yellow letters am I sending the same exact yellow 5-7 times? Am I changing wording? Am I changing the color ink pen I using? Am I changing envelope color? Or should I change from a hand written letter to a type letter? Then a type letter to a post card? Suggestion please !!!

And I'm pretty sure that they are use to getting letters addressed to the trust all the time too. Just my opinion

 I haven't tried wysk.com I am going to do that now thanks! If I am unable to find a name the letter still goes out.

I'm currently writing my yellow letters and one of my leads is a trust. Do I market to them the same way as I would a person? (Example Dear XYZ Trust I am interested in buying your property...) I asked because there isn't a direct person.
