What does the percent in the MAO mean/stand for? I understand there is a formula ARVx70%-repairs=MAO but what does the percentage stand for?

Exactly what is the next step after a property is under contract and located a buyer what's the next step? Do you sent up an appointment to meet the buyer to give the purchase contract to? Then do you have the buyer sign the assignment contract? Do you both go to the title company? Just what like to know step by step what's after the property is under contract and was able to locate the buyer?

I have a question I got a call back from a seller and the seller have a multi unit property but said it's a shell. I didn't visit the property yet. My question is when a property is a shell exactly what type of repairs does that consist of and how do I calculate that??
