If you can manage to find the owners, I bet you can get some awesome deals. This could be a good strategy for myself in my local area. I am seeing similar abandoned homes.

Welcome! Great way to take advantage of the opportunities from a Navy lifestyle. I grew up in a Navy family myself and even lived in VA beach. It would be nice if my parents considered this. Best of luck on your rental goals!

I see the problem as well. I would like to invest in a multi for my first as well as primary residence, but most of them do not make sense from a cash flow perspective. The ones that are not really run down but in good shape are too much compared to the income it generates. I am seing that they can be good opportunities but you have to be patient to find one that works for your cash flow goals. I have noticed a multi family homes that need work that could possibly meet the profitable cash flow objectives. However, the trade off I saw there was some rehab.

I agree with a lot of things said here. I am in beginning stages of real estate investing and my wife has been very supportive because she has seen my dedication to learning and hearing her concerns. I believe, as was said earlier, that minimization of risk and security are our wives' major concerns. I would never make a choice without her. I also teach her what I am learning, but not in a "business" way that makes me look like a genius. This is just a casual conversation. She's your wife not an investor that you have to sell some highly energetic and complicated pitch to. As I realized this it humbled me, and I appreciate her "half-full" perspective on things. We as men accept more risk and are likely to fail because of that. Our wives are assets because they show us balance and force us to minimize our downside. I believe if the original poster is patient and humble, the root cause of his wife's concerns will be brought to light and he can address them. It won't happen overnight, but it's great because as we are patient we are also learning and developing our business plan better in the process.

If its a hold is it currently being rented? I am unsure a house of this size would have a high demand as a rental? At least where I live, if someone were to consider renting a 7 bedroom, they'd probably be more likely to buy.

Hello. I am looking to get connected with investors in the Palm Bay/ Melbourne area of Florida. To be more general, this includes the central Florida or brevard county. My future investment strategies involve buy and hold and building a portfolio of rental properties in the area. I have been studying for the last few months and am looking to build relationships with more experienced investors who do buy and hold in the area. I also appreciate any insight, input, or contacts for great handymen, attorneys, and accountants.

I am also interested in finding this out. I have heard about issues with loans and LLCs as well as the due on sale clause. I will spend more time searching the forum or this info but I'm sure a list will be helpful, if possible.
