@Account Closed thanks for the feedback. My gut is telling me that I don't want to go the whole route of the variance just because i think that will just add alot of time to the project. But I will definite research the prop with atlas.

I need help Philly Rehabbers!!!! BP is the best forum to find out the answer to my time-sensitive question. I am under contract with a property in Point Breeze.  It has great flip potential, but not without the a 3rd story. 

Here's the dilemma, the home is attached between 2 to 2-story homes, I looked up the zoning for this property and its RSA-5. I have heard that you cannot build a 3rd story straight up that doesn't match the 2 homes on each side. The requirement is that the 3rd floor set back a minimum of 8' in the front.  

Has anyone else had experience in adding this additional level? any suggestions on contractors and the like. Any advice or feedback would be greatly appreciated.

Im interested in what the ARV the turn-key company is advertising. with the refinance, do you expect that that NOI will still cover the debt service and provide enough cash flow?

I am looking for a contractor in Philadelphia for a few fix and flip deals I want to put a bid on. How have you guys gone about locating good contractors? any tips or tricks to locating and interviewing contractors in your areas?
