Yes, it is possible. You have to have multiple streams of income though. You can't have real estate as your only source of income if you want to become extemely rich or wealthy. Donald Trump is known for real estate, but he has other businesses in other industries. So use your real estate money to start another business. I am using some of my real estate wholesale money to start a T-Shirt design business. My ultimate goal is to start a real estate development company where the focus will be on developing state of the art shelters (mini hotels) for homeless families.

Hi Manuel,

I wholesale houses in Dallas, Texas. You can make a living from it, but you have to be patient with it. I wholesale 7 to 10 houses a year. My goal for 2012 is to wholesale 25 properties. Big task, but I believe I will do it. Building a buyer list is great, but only great when you have active cash buyers. You don't need 100s of buyers just a few active buyers that are buying on a consistent basis. When you have a big buyer list most of the people are going to be wholesalers like yourself or tirekickers. Best way to find active buyers in your city is to attend real estate clubs and network while you there. Ask investors what are their criteria and serious active buying investors will tell you exactly what they are looking to buy. Getting their criteria will keep you and the investor from wasting one another time.

So stay patient and give yourself a goal of how many deals you want to do. You have to get up daily looking for deals. Pick out a lead source you are going to work. Are you going to do probate, absentee owners, preforeclosures,or bankruptcy. Find yourself 2 lead sources that you will work on daily. Work those sources to you can do it in your sleep.

Wholesaling is a tough business, but you can earn money from it. You will have your good months and your bad months. You just have to keep marketing and staying positive and out of nowhere you will have a $20k month. The key is to stick with 1 or 2 sources and marketing and networking daily.

I am tired of other wholesalers giving a bad name to the wholesalers like myself that search daily trying to find those great deals for investors that are not in the MLS. It is hard work finding a motivated seller and getting a property under contract. A property does not fall day after day in your lap. So it does frustrate me to see a MLS property being marketed as a wholesale deal.

Hi Tivon,

Curt is right. You can't market a property that a real estate firm has unless you are a license agent.

I am wholesaler in Dallas,TX and I started out by driving neighborhoods and writing down every address of a property that had a For Sale by Owner sign or vacant properties. Also subscribe to different lead services.

Personally I am not a fan of remarketing wholesale deals. Wholesalers will email me their properties to see if I can sell it and they want me to add my fee to it. I would pass on trying to market the property.

When you remarket a wholesale property and you continue to add fees it is no longer a deal for an investor and it becomes a property that can be move.

We can't become greedy as wholesalers. Remember the investor is taking on most of the risk.

Hi Al,

I live in Dallas, Texas and I use the Dallas, County appraisal district website to find absentee owners. Go to the site of the Cook County Appraisal district. You can search by neigborhood or owner on the website. Do what Jon said, look for owners that live at another address in the city or out of state. It will require some work, but it is free.

I see you are from Dallas as well. I would get an attorney. You can call Lonergan law firm (Gaylene Lonergan) in Dallas and they will help you. I went to them when I started my wholesale business. Hi Christina,

I am wholesaler in Dallas, Texas and I work the probate leads every month. I subscribe to a service locally that put together all the probate cases for several counties in the DFW area. I send out 30 letters a month to the executors of the estates. I am only working the Dallas county probate cases. I pick the probate properties that fit my investors criteria. Dallas county ususally have about 150 to 200 probate cases a month. It has been profitable for me. You just have to be patient when working with probate.
