In the beginning I was spending $150 for stamps (rolls of 100) every few months and I did a ton of driving for dollars. I was looking for those for sale by owner signs. I also used 1 week free trial services for leads.

Unfortunately, I used insurance money my mother left me to get started with business structure and marketing. I bought rolls of forever stamps for letters and postcards. I got my postcards from office depot and I used all the free advertising from the web I could such as craiglist. Now, most of my budget go to subscribing to lead services and comp services.

Samantha M. I started fulltime right from the start. I was laid off in Sept.07 (mortgage) and could not find another job. This was my 2nd experience of a laid off within a 5yr period. I was tired of the layoffs, so I started my wholesale business in March 08 and I have not look back. Now, I have had my ups and downs in the business, but I don't regret not having a 9 to 5. I do miss the stability of a check sometimes when have that wholesale drought.

Greg, you didn't see the dollar sign in my hand....lol. I need to take a picture of myself and put it on my laptop. I only have my kids and property picutres on the laptop, but it was good talking to you as well.

@Tarek Wazzan wholesaling works. You have to be honest. I always tell my sellers, "I am a wholesaler that has a list of investor buyers and if we come to terms on a selling price...I can have your home sold within 3 weeks." I believe your buyer knew you were new to wholesaling. As a wholesaler you have to stay on top of the transaction until it close. Remember, you are the middle man for the buyer and seller and the seller only knows about you most of the time . So, you have to stay involve in the deal. Also, always ask for a nonrefundable deposit from the buyer if you have not done business with them.

I am thinking about buying realquest after using the site 1 week free trial. I like that the site provides the previous sale history of a property. Also, provides foreclosure judgement balance and what lien is being foreclosure. I saw where the Foreclosures/REOs judgement balances were $20K to $30K lower than asking price the Banks/Realtors were wanting. I think it is a good investment when it comes to negotiating. Realquest told me I can have the entire state of Texas for $150 per month. This is for realquest professional. I would like to hear you all thoughts.

Terry Giancaterino you have to look for investor friendly title companies that understand investors. Most title companies don't work alot with investors and they just don't know the investor arena. Especially the terminology. Your typical title company is going to deal with retail properties, realtors, mortgage companies. Not many going to know about assignments, double close, wholesalers, and hard money lenders.

Ejaz Syed You can go to www.realquest.com and click on the express. You can search for REOs there. Also, you can go www.flsonline.com which is local in the Dallas and DFW area.
