The doctors and nurses will be my main concern. We have no control over the insurance. We do have control when it comes to choosing a doctor. We have to pick doctors and nurses that care more about healing people than earning money. Not all doctors and nurses in the medical profession care about people being heal. They got in the medical profession for the money.

I got into real estate because I have a passion for it. I would do it for free. Well, I feel like I am doing it for free sometimes being a wholesaler...lol. I want my doctor to feel the same way about his or her profession as well.

I don't want to hear a doctor tell me I can heal you, but your insurance won't pay for it. Doctors that care will eat the cost and do the procedure to heal you....just because they care about people.

I am young (37) and I have heard my entire life there will be rules to follow no matter what. We would not need any regualtions in our great country if we didn't have this 5 letter word call "GREED". Greed is killing us in this country. I am all about right and wrong and true justice. Common sense need to applied to all regulatiions. We would not be upset about regulations if common sense was applied when making the laws.

Hi Kevin,

You can either subscribe to lead services or drive areas you want to work in and write down addresses of the vacant properties. Do research on the vacant properties to see if it is worth pursuing. You have to look for properties daily. Wholesaling is not easy.

I am wholesaler and I always want to know what the end buyer criteria and all in cost is. I know most Hard Money Lenders are going to lend 70% of LTV. For instance a home has a ARV of $100k, so the all in cost should be less than $70k. The $70K will include the wholesaler assignment fee, closing & holding cost, and repair cost. So the deal has to be presented to you around $62K.

Yes, that is all you do. You also give the purchase contract to the end buyer as well. I would also keep a copy of the purchase contract too.

Get in contact with a local realtor that would be willing to pull lease comps for you. I don't use zillow or redfin for my comps. I only use the local MLS for comps. I have 2 companies locally that provide a comp service which comps are pull from the MLS. I pay monthly fee for the service. It may be company where you are that may provide comps.

ANDRE SMITH you can get lease comps from the same source you got the sold comps or just ask a realtor in your area to give you lease comps for the subject property area.

Marcus Roberts You can do that, but it is a risk you are taking. I paid for an inspection once on a wholesale deal trying to be different and loss my $100 option money and $275 inspection all due to not selling the deal. It was my 2nd deal and my last time paying for any inspections or appraisals. It will not make the deal sell faster. Having a great deal will make it sell faster.

ANDRE SMITH You have to be in the High $170s to low $180s. You have factor in the closing cost and holding cost as well as the hard money if this is going to be all cash transaction. The end buyer is looking at the entire deal.
