Thanks! oh and keep it BiggerPockets.

Well, let me just start by talking about how Contract for Deed works. Let's say you set up 30 years of payments or 360 total payments. Each time you make a payment you get 1/360th of the ownership.

Since you BOUGHT THE HOUSE this way, you are an owner, and responsible for the repairs.

You now own 4/360ths or 1/90th of the house congrats!!!!

How is the market these days down in Indy?

I agree with Michael. We do welcome you to BiggerPockets as it is an amazing resource. But in order to be of more assistance, could you elaborate more on what you are looking for? Have to offer? etc.

Do you presently live in Costa Rica?

And finally can you answer this...

With the US Dollars value at such a low point compared to foreign currency, why would I buy now? The dollar is sure to eventually rise up again as it cycles all the time and then when I sell a foreign investment, I don't convert the same number of dollars back.

Seems to me, this would be the time to be SELLING foreign investments to get the extra dollars.

Wheatie hit this one out of the park!

Many people forget about insurance, heat, utilities, water, waste, etc. You also have to take into account the fees of getting a loan, appraisal, underwriting, origination fees, etc.

I applaud you for thinking this way, and it is possible, just be sure to do your homework all the way first!

Speaking of Google, here in Chicago they have added something called STREET VIEW. Have you seen this yet?

If not, type in an address in Chicago, say 1060 West Addison, Chicago, IL 60613 (yes that is wrigley field), then click on street view.

They have driven the city with a vehicle with cameras mounted. SO you can actually see images of the addresses you are looking at.

In referring back to the post about not calling people Bird-Dogs.

There are many different terms you can use.

Independent Lead Seller
Property Marketing Consultants

And the one we use here a bunch "Property Scout"

Mike is right. I used to market (and still do) for non listed deals, but the best ones come to me via referral or just talking to people.

Mike, need a loan for that 30k? Ha....

Welcome to BP. Your enthusiasm is evident in your writing.

Just a quick question, you say you hope to leave Michigan someday, where are you hoping to go?

If you do not conduct your investing as a business, what is it then? Just a hobby? So investing in real estate is like collecting coins, playing golf, bird watching???

Treat it like a business because if you don't.... need I say more?

Seriously though I have never heard of them, and I am not even going to bother taking the time to look over their website.
