@ Chris Martin........ Surplus Warehouse was mentioned to me by some else as well. I have yet to stop by there, but will do so now that you have mentioned it to me. I will stop by there in the next day or so as they do have a location in F-Ville. I am so thankful for your feedback.

Hi BP Family,
I have begun the process of rebuilding 8 of my rental units. Three feet of water surged inside my units, thanks to the levee that broke following Hurricane Mathew. ..........And No I did not have flood insurance! Rather than ponder on this fact I have embraced the opportunity to make this a great learning experience . I will now learn first hand how to rehab several flood damaged properties. I am reaching out to investors in the Fayetteville and surrounding areas as I am looking for a local cabinet supplier who is accustomed to working with investors. Any feedback on the best and most cost effective investor friendly suppliers of flooring, countertops, etc would truly be appreciated.

Hurricane Mathew has caused 3-4 feet of water to surge into a subdivision Where I own 8 units. I had to gut everything 4 ft up from the ground in all 8 units. I was told by the Fayetteville NC inspectors that anything that was under water has to be replaced. That is including the outlets as well as wiring and meter base. They are also requiring elevation of HVACs and meter bases. Keep in mind that everything that is being replaced must be up to code causing additional expenses. I have gutted all units and am waiting on City to determine if dwellings will be habitable once fixed or will they condemn area. This has been a learning experience for me and didn't know how adversely the flood waters can affect property. So in saying such it is imperative to do your due diligence to see if this is an endeavor you would like to pursue. Proceed with caution.

@Tom Brooks I would appreciate any guidance to point me in the right direction. Mitigation techniques is something I am totally clueless about. With this area being declared a Federal Disaster I would think that there would be some aide or assistance on the city or state level to rebuild the housing stock hit hard. I am Definitely going to flood insurance on all my rentals

Never ever thought that this would HAPPEN but Hurricane Mathew has ravaged 8 of my units with four feet of water. In one day, 8 of my units went from cash flow positive to cash flow negative. Being without flood insurance and the lack of state & federal aid tells me this is going to be a long journey ahead. Any insights during this disastrous time is appreciated
